  • Wasted time and energy.  When a home is priced right, it sells faster, with less headache and worry, and you will reap the benefit of knowing you got what you wanted from the experience - price-wise and otherwise.  A bank appraisal, needed to finance most homes, is the final tell-all as far as market value.  Unfortunately, that doesn't come until an offer does.  Don't waste your time playing a guessing game.
